Hackman Capital aimed to establish a mixed-use residential complex at a pivotal corner within The Warehouse House District, where they possess a substantial portfolio of office and light industrial real estate assets.

The effort: REALM joined forces with JBAD Architecture to craft a building design that optimizes residential unit count while effectively addressing both the urban design opportunities and challenges presented by this prominent site.

The big picture: The Warehouse District, while rich with brick buildings of character, is lacking a public realm suitable to attract urban living. 

What we did: REALM assisted the client in formulating a comprehensive public realm framework plan, instilling confidence that the forthcoming mixed-use residential building could be thoughtfully designed to harness future development prospects. This approach simultaneously aimed to revamp the public realm, enhancing it with the necessary amenities to foster an appealing and sustainable urban environment.
