Two hard constraints on a dense block: LV Collective develops experience-based residential communities with a focus on student housing. Its Rambler Columbus project, immediately adjacent to The Ohio State University, places 379 units and 885 beds on a tight urban site. Two conditions shaped the landscape: a significant grade change at street level complicated the main entry, and the building’s massing placed shared rooftop amenities directly beside private residences.

Turning constraints into amenities: Working with OZ Architecture, REALM designed the streetscape, an adjoining pocket park, and three distinct rooftop terraces. Two moves resolved the site’s core challenges:

An urban porch at the lobby: REALM used the grade change to shape an “urban porch” that gives the main entrance a place to pause and gather rather than simply pass through.

Terraces that serve everyone without intruding on anyone: Planting and seating were positioned to screen adjacent units while keeping the terraces open to all residents. Together, the terraces offer a pool, hot tub, outdoor fitness area, and spaces for social gatherings.

Fully leased, and full on game day: Rambler Columbus is open and fully leased. At street level, the urban porch adds activity and visibility to the building’s frontage. Up top, residents actively use the terraces for socializing, exercise, and relaxation. The pool terrace is the standout: on football Saturdays, its views to Lane Avenue and the jumbotron REALM designed into the space make it the building’s hot spot.
